Here are three things that you can do to improve the condition of your house to help it sell at the highest price possible. Now we’ve already talked about the three main things that affect the value of your house. Its location, its price, and its condition. We’ve already talked about pricing. Let’s drill down a little bit further into condition.
Small Repairs and/or renovations
So what can you do to improve it? Number one, make some small repairs or some light renovations. Anything that’s been a sore thumb sticking out that you’ve put off for a while could be changing a light fixture. Could be fixing those loose knobs on the cabinet. It could be tightening up a few screws here and there. Nothing major.
Declutter
Number two, declutter. Get rid of all that stuff you’ve been staring at that you haven’t touched in three years. It’s doing you no good. Get rid of it. You’ll have to get rid of it sooner or later anyways in order to move, so you might as well get it out of the house now and help your home shine sooner.
Staging
And then number three, stage. We’ve already talked about that as well. It doesn’t have to be a big deal, where you bring in all new furniture. You can utilize the furniture that you have. Maybe just reposition it somewhere in the space. Many times, simply reducing the amount of furniture in a space and rearranging it will help improve the flow and help showcase the room’s functionality even more.
So again, the three things are small repairs or renovations….clean, declutter the house…..and number three, dress it up, stage it up, make it look its best. When buyers come through, they’ll appreciate it and your wallet will appreciate it too come closing time.
